Colorful French Quarter Renovation – Esplanade Ave

Located along Esplanade Avenue in the French Quarter overlooking the Marigny, this historic renovation transformed a seven-unit multifamily building into six distinct residences. Originally a single-family mansion that had undergone decades of substandard alterations, the property required extensive reconfiguration and restoration. Two units that had been awkwardly raised several feet to accommodate plumbing were carefully restored to their original elevations. By concealing the plumbing within the structure, we reinstated the home’s original proportions, bringing back the high ceilings, natural light, and sense of elegance that had been lost over time.

Under full Vieux Carré Commission control, and in coordination with Historic Pro NOLA for Federal and State Historic Tax Credits, every design decision was guided by preservation standards and code requirements, including State Fire Marshal approval to sprinkler the building. The ornate ground-floor plasterwork remained remarkably intact, and special care was taken to preserve and highlight these historic details.

Each of the six apartments received a unique interior design concept, blending historic charm with contemporary finishes and materials for a collection of residences that celebrate the color and character of French Quarter living.
